What is staging?

Home staging is the act of preparing and showcasing a property for sale and is considered a key marketing tool in real estate. Through research, strategic editing and design, home stagers create a complete aspirational package to present to target buyers that will make them connect emotionally to a property. The goal of staging is to highlight a home’s strengths, downplay its weaknesses and make it appeal to the greatest possible pool of prospective buyers.

Is home staging the same as interior design?

No, while interior design is about decorating and personalizing a home for the owners, home staging is about marketing and packaging a home so the targeted buyer falls in love with it. By depersonalizing the home, home staging allows potential buyers to see themselves as the home’s next residents without focusing on any specific taste. Potential buyers are compelled to “fill in the blanks” and envision how they can use the space.

Why should I hire a home stager if I’m selling my house?

Buying a home is one of the biggest investments you will ever make. And professional home staging can usually help a home sell faster and for a higher price, offering a larger return on the investment. According to Realtor.com, on average, staged homes sell 88% faster and for 20% more than non staged homes. That means a seller’s staged home listed for $200,000 will sell in four days for $240,000 compared to his neighbor’s identical non staged home that stayed on the market for 30 days and sold for list price. In the end, the cost of staging is an investment with a high return.

Why Should I stage a vacant house?

Staging makes it easier for buyers to visualize the property as their future home. According the National Association of Realtors 2021 Profile of Home Staging,  over 83% of buyers find it “easier to visualize the property as their future home” when it is staged. That same study also found that over 93% of “buyers agents” say that staging has at least some effect on the buyer’s view of the home. Staging is also proven to increase the return on investment in the sale of a property.

What if I don’t like your decor?

When you put your home on the market, it becomes a product “for sale”. Therefore, it’s not about the taste of the seller but about how we “present” it to potential buyers. As trained professionals, we know the target demographic for your neighborhood, and select furnishings, artwork, and accessories to appeal to them. We will look at your house through the eyes of a highly critical buyer and make recommendations that will create the best first impression for potential buyers.  Our services allow a home to sell faster and for top dollar.

Is staging guaranteed to sell my home?

No, home staging alone is not enough to result in home sale. There are many important factors that drive real estate sales including location, size, a fair and competitive price for the market conditions,  and the property’s condition. Professional home staging; however,  is a powerful tool for creating that emotional response from buyers that will push your house to the top of the local buyer’s lists.
